What is Avimor? Avimor is a master planned Foothills community. In many aspects it is the first truly comprehensive master planning effort ever executed in the state of Idaho.
Where is Avimor located? Avimor is located just minutes north of Eagle on Highway 55 at Avimor Drive, approximately 7.6 miles north of the Hwy 44/Hwy 55 intersection. From downtown Boise, it is an easy 25 minute drive northwest of town.
Who owns the property and how big is it? The property was formerly owned by the McLeod Family, third-generation sheep and cattle ranchers who own the 37,000 acre Spring Valley Ranch property. The McLeods have chosen SunCor Development Company as their partners in a development/trust agreement that encompasses 23,000 acres of Spring Valley Ranch. Spanning three counties, the property will be developed over several decades. Upon build-out, the community could include as many as 12,000 homes.
Why did the McLeods partner with SunCor to develop Spring Valley Ranch? As with many multi-generational ranching and agricultural families in Idaho, several years ago the McLeods realized that their future economic stability was no longer in ranching but was instead vested in the real estate development potential of their land. The McLeods had several lucrative opportunities to sell off their property in piecemeal fashion, but resisted. They instead held true to a vision of partnering with one single developer capable of executing a master plan for the property that would continue the legacy of recreational use, preserved open space and public access that were the guiding principles during their stewardship of the land. In early 2003, they chose SunCor as the development partner to carry out that vision. The community name of Avimor is a tribute to the McLeods' Scottish heritage. The name was adapted from “Aviemore”, a resort town in the Highlands of Scotland.
How much has been approved so far? In early 2006, Ada County approved our initial Specific Plan encompassing the 840 acres which is referred to as “Village One”. This development area (all located on the east side of Highway 55) will contain approximately 650 homesites and a 175,000 square foot mixed use commercial area has been named the “Village Center."
How much has been developed so far? To date, the off-site infrastructure requirements (power, natural gas, sewer and water) that will service the 840 acre Village One site and beyond have been completed. Village One will be developed in several phases. Phase 1 encompasses 220 lots. On-site improvements for those Phase 1 lots are substantially complete. Underground utilities are installed, curb and sidewalks are being installed and the main entrance of Avimor Drive coming off Highway 55 has been paved. Access into Phase 1 is provided by a bridge crossing over Spring Valley Creek, framed by architecturally striking entry features.
Who is the home builder at Avimor? SunCor, Idaho Inc. is the home builder at Avimor. In addition to being a prolific land development entity, SunCor, Idaho Inc. also has a proven, decades-long background in home building. As a company, over the past three years SunCor has built an average of 600 homes per year in our existing communities around the Southwest. Here in Idaho, SunCor, Idaho Inc. has assembled a top-notch team of locally-based trade partners to build the impressive array of home plans that are being introduced to the market. SunCor, Idaho Inc. essentially acts as the general contractor, managing and overseeing every aspect of the construction process to ensure that the homes meet the highest levels of quality standards.
What if I want to build my own home or use a custom builder? You can, but most of those opportunities are coming in later Phases of Village One. In total, the 650 lots in Village One include about 100 Custom lots. However, only seven are included in Phase One. More will be available in Phase Two, planned for early 2009. Custom lots will range in size from approximately ¾ of an acre to 1 ½ acres. Custom Lots will have utilities provided to them, but will not be graded or otherwise prepped for building. Home plans proposed for these lots will be subject to a Design Guideline review/approval process, which has been put in place to ensure that the home you propose to build is consistent with the architectural philosophy and aesthetic standards of the overall Community. As an alternative to the potentially grueling and time consuming custom home building process, your are highly encouraged to consider the Torrylin series by SunCor. Highly appointed with five amply-sized (3,100 to 3,900 square feet) home designs, this series may well provide the customized look and feel you desire while sparing you the time and effort of the design/build process.
What sort of amenities will be offered in the Avimor community? The primary amenity and one that is available for use today is the gorgeous Foothills setting that Avimor provides! Nestled in the shadows of Stack Rock underneath Bogus Basin to the east, Avimor provides the perfect location for a variety of recreational activities – hiking, running, backpacking and mountain biking to name just a few. For an easy quick stroll, an on-site, improved trail system will meander through the community. For the more vigorous trail enthusiast, those on-site trials will lead to off-site unimproved trials that will take you as far….well as far as you have the stamina to go! In addition to trails, small parks will be constructed within the community with turf and playground equipment to entertain the youngsters. By the time you have exhausted those many outdoor recreation opportunities, a 12,000 sq. ft. Community Center ready for your enjoyment. Scheduled to begin construction in early 2009, this mixed-use facility is planned to include a pool, workout facility and meeting rooms. It will be a great place to recreate, socialize and relax.
Will there be stores and businesses in Avimor? Yes. The planned Village Center is a crucial component of our planned community, and will contain approximately 175,000 sq. ft. of mixed use commercial opportunities. The Community Center will anchor the Village Center and will be surrounded by several office building, retail areas and restaurants. A convenience store with gas pumps is also in the plan. Granted, these businesses and retail sources won’t happen immediately, but over time as they come to fruition, the Village Center will transform into the thriving hub of Avimor….a place to work, shop, dine and socialize.
What is the timeline for all this? It’s happening right now. Drawings are underway for the Community Center building and construction is planned for early 2009. Seven model homes are being built now and will be completed by early 2008. One of these model homes will serve as the permanent Sales Center. In the meantime, the Sales Team will be housed in a temporary facility on the other side of Spring Valley Creek near the Avimor Drive main entrance.
